Ten steps to buying a home
 
Step 1: Figure out how much you can afford. What you can afford depends on your income, credit rating, current monthly expenses, down payment and the interest rate. The calculators can help, but it is best to visit a lender to find out for sure. A housing counselor can help you figure out how to manage and pay off your debt, and start saving for that down payment! 

Step 2: Know your rights

Step 3: Shop for a loan. Save money by doing your homework. Talk to several lenders, compare costs and interest rates, and negotiate to get a better deal. Consider getting pre-approved for a loan.

Step 4: Learn about home buying programs

Step 6: Make an offer. Discuss the process with your real estate agent. If the seller counters your offer, you may need to negotiate until you both agree to the terms of the sale.

Step 7: Get a home inspection. Make your offer contingent on a home inspection. An inspection will tell you about the condition of the home, and can help you avoid buying a home that needs major repairs.

Step 8: Shop for homeowners insurance Lenders require that you have homeowners insurance. Be sure to shop around.

Step 9: Sign papers. You're finally ready to go to "settlement" or "closing." Be sure to read everything before you sign!

Step 10: The House is yours now. Have Puja or hawan.

End users turn prime movers in Hyderabad realty market



In today’s competitive market, lot of value buying is happening in residential property in hyderabad. As there is no premium associated with it due to factors aggravated by uncertainty, end users are in for bonanza to invest in Hyderabad housing.
The areas in proximity to IT corridor and Gachibowli are witnessing unprecedented real estate development. Both apartments and villas in the price range of Rs 1 crore and above are mushrooming in and around east and west Hyderabad. The areas leading to Miyapur and Nallakunta-Tillapur junctions are catchment regions where real estate activity is gaining momentum. However, due to dense population, infrastructure bottleneck is posing a major challenge to the authorities.
Though none of the SEZ projects that were announced earlier on the Nallakunta-Tillapur corridor had taken off, the corridor is slowly giving way to residential development now. An estimated 5,000 apartments were built so far. Another 2,500 apartments are under construction in proximity to the junction which is connected through the outer ring road. Moreover, villa developments by developers like Girija, Alekhya Towers and Apple Shire are offering homebuyers with multiple options.
With the turnaround time for regulatory clearance now between six and eight months, it is purely value buying in the city and there is no innovation as far as Hyderabad real estate market is concerned, say industry officials. A disquieting feature is that the cutting edge design that is happening in other cities with the involvement of international architects is not perceptible here.
According to Kashyap Reddy, CEO, Propiedad, there has been tremendous price correction across most micro markets and the industry is now looking at a 15-20 per cent price rise. “The key challenge for the developers, however, is the high land cost, input and labour cost but low selling prices”, says Reddy.
Apartment prices jumped from Rs 3,500 to Rs 4,000 per sq ft on an average in key sub-markets in a span of just one year. Whereas in suburbs it ranges from Rs 2,600 to Rs 2,800 per sq ft depending on the location, developer, specification and amenities offered in the project. While residential rentals are on par with other cities, land prices are soaring with Jubilee hills commanding Rs 1 lakh per sq yd now, says veteran realtor Damodar Reddy.
